PianoForte – new residential project to be delivered by BPI Real Estate Poland in Warsaw

BPI Real Estate Poland has acquired a plot on Zajączkowska Street in Warsaw, soon to be developed with a premium residential property, PianoForte.

Marking the Belgian developer’s sixth venture in the Polish capital city, the project will deliver 101 apartments, offering a combined space of over 7,200 sqm, blending the architectural heritage of Old Mokotów with the conveniences of contemporary urban living.

BPI Real Estate Poland has acquired a plot on Zajączkowska Street in Warsaw, where it is preparing to launch its latest residential project, PianoForte. The premium development will mark the Belgian developer’s sixth venture in the Polish capital city and its thirteenth overall, providing a total of over 7,200 sqm of usable residential space. PianoForte builds on the success of BPI Real Estate Poland’s previous projects, including Wola Tarasy, Wola Libre, WolaRE, Rezydencja Barska, and the still under-construction Chmielna Duo.

“Our thoughtful planning enhances the urban fabric while delivering environmental benefits. The plot we’ve acquired is the last available site in the district designated for residential development. The project’s architectural concept is deeply influenced by its unique location, which will make PianoForte stand out in the market. Our projects are consistently met with great interest, also because they are developed with future generations in mind, adhere to the principles of sustainable development and embrace the idea of a 15-minute city, where everything you need is within easy reach,” said Béranger Dumont, General Manager of BPI Real Estate Poland.

The seven-storey development will feature a mix of 101 one- to four-room apartments, catering to a diverse range of lifestyles and preferences. Complementing the residential units will be three retail spaces on the ground floor,  as well as access to a two-level underground car park designed to accommodate cars, motorcycles and bicycles, alongside dedicated electric vehicle charging stations. In addition to its unrivalled location, the building will feature an elegant form, inspired by modernist architecture. Designed by the renowned KAPS Architekci studio, it will be constructed using prime quality materials and meticulously crafted architectural solutions to ensure aesthetic appeal without compromising everyday functionality and comfort.

The plot is located in the district of Dolny Mokotów,  one of Warsaw’s greenest and most prestigious neighbourhoods, offering an ideal blend of tranquillity with all amenities afforded by the capital city. The development’s character is predominantly defined by its proximity to parks such as Morskie Oko and Royal Baths, as well as the iconic Royal Route, making for a serene yet well-connected setting,  which will provide residents with a private, peaceful atmosphere in the urban location. “For years, Mokotów, especially Dolny Mokotów, has been one of Warsaw’s most sought-after districts. There’s no need to convince anyone of the benefits of living here. That’s why we decided to acquire the plot on Zajączkowska Street, where we’ll soon bring PianoForte to life. Its immediate proximity to green spaces and closeness to the city centre mean PianoForte will offer everything it takes to ensure comfortable city living.  This truly exceptional location combines easy access to public transport with all the conveniences of urban life, including shops, schools and recreational opportunities,” said Andrzej Świder, Project Director at BPI Real Estate Poland.

In line with BPI Real Estate Poland’s strategic commitment to sustainable development, PianoForte will incorporate a suite of eco-friendly solutions, including a rainwater recovery system, photovoltaic panels and a heat pump, all designed to minimise utility consumption, reduce carbon emissions and lower operating costs.

BPI Real Estate Poland is currently in the advanced stages of preparation for PianoForte, with commercialisation and construction expected to commence late this year or early next.
