Bulwary Książęce obtains its occupancy permit. At the same time, all of the residential units in this investment project have been sold. This is the first project BPI Real Estate Poland has run in Wrocław. This marks the completion of the Belgian developer’s construction of the unrivaled complex situated at ul. Księcia Witolda 11. It is a residential development blended with shopping and commercial space distinguished by its exceptional architecture and distinct location between the two distributary channels of the Oder River. The Bulwary Książęce project was executed in two stages, thereby transforming the face of this part of the Kępa Mieszczańska district. Through the construction of this investment project the property developer has also revitalized ul. Księcia Witolda, thereby giving this street a new functional and esthetic character.
Bulwary Książęce is a prestigious investment project which BPI Real Estate Poland has developed in the Kępa Mieszczańska District in Wrocław. The exceptional location of this project between the two distributary channels of the Oder River sets it apart. This venue offers proximity to the city and the various attractions it holds. This development consists of a total of 365 residential units built in two stages. Its direct vicinity to the Old City and its original architecture have contributed to the residential units and luxurious apartments enjoying tremendous interest among clients. All of the residential units in this investment project have been sold and obtaining the occupancy permit will kick off the procedure of handing them over to their new owners.
Bulwary Książęce is located at the boundary between the Old City and the City Center. This project is a prime example of skillfully leveraging the proximity of the river, which is tantalizing in terms of opportunities for engaging in recreation and holding meetings while simultaneously developing public space. This project reflects the overall development of Wrocław. In keeping with BPI Real Estate’s guiding principle, it is an innovative investment in harmony with the spirit of the city and aligned to its opulent architecture. Its modern shell and the high quality of the materials employed confer a transtemporal feeling and style to it. The building has been designed to constitute a cohesive whole and it fits with the exceptional appearance of the old part of Wrocław. ‘Bulwary Książęce is an inspiring project, which has transformed the panorama of contemporary Wrocław. It has been built in an excellent location and offers new quality in terms of the residential units present in the very city center”, said Béranger Dumont, President of the Management Board of BPI Real Estate Poland.
Bulwary Książęce serves as an example of a project that proactively shapes urban space in conformance with BPI Real Estate Poland’s mission statement by enhancing the functional and esthetic quality offered by the Kępa Mieszczańska District. This exceptional venue will become one of the most beautiful promenades in the city after the Pomorskie Mosty bridges are renovated. “By developing Bulwary Książęce we have managed to cast off the spell of previously being an unattractive area. We have built a beautiful and functional complex with exceptional architecture and multifunctional applications. We have created a design of interest to more than just its residents. In the near future the promenade will turn it into a spot where people will not just want to live but spend time. Especially since new projects in the vicinity of our investment will follow in our footsteps to convert the Kępa Mieszczańska District into attractive urban space”, said Marcin Dul, Project Director in BPI Real Estate Poland.
In addition to the construction of Bulwary Książęce the Belgian property developer has also renovated ul. Księcia Witolda to adapt this street to its next function as a promenade by introducing small architectural elements such as green areas, benches and streetlights. BPI did more than just the renovation work; it also built a new road while preserving its historic cobble stone.

Bulwary Książęce has an unparalleled, city center feeling and central location meaning that the address at ul. Księcia Witolda 11 will be one of the most luxurious venues in Wrocław. Ultimately, a commercial and shopping gallery will be located below the residential space in Bulwary Książęce. “Bulwary Książęce is a one-of-a-kind project that cannot be compared with any other residential housing investments in Poland. Blending several functions in a single complex satisfies the expectations of our clients. The construction of this investment project has been finished. In parallel, we have finalized the sales of the residential units in the second stage of Bulwary Książęce”, said Wojciech Smolak, Director of Sales and Marketing at BPI Real Estate Poland.
This year BPI Real Estate Poland intends to market roughly 730 residential units in the investment projects nearing completion (Vilda Park in Poznań, Bulwary Książęce in Wrocław, wolaRE and Rezydencja Barska in Warsaw).
